Some people may be uneasy about purchasing a home that's for sale by owner (FSBO).  Could it be because it is less commonly done and possibly without the guidance of a real estate agent something may go wrong?

The Agent’s Job Is To Link Buyers With Sellers

It isn’t the real estate agent that protects you against things going wrong.  It’s your lawyer.

 

In a private sale you still rely on your lawyer to review the agreement with you.  They’ll make sure you are aware of the meaning of the clauses and  that the terms you are about to agree to are truly what you want.  In fact it is normally the buyer that presents the "offer to purchase" so you and your lawyer are in the driver seat.  It's up to us to accept your offer or counter-offer. 

The deposit you present will not be paid to us.  Instead, as in any real estate transaction, it is paid to our lawyer "in trust".

 

If you have any doubts about the integrity of the building then you can hire the services of a home inspector.  You would do this even if this was not a private sale because a real estate agent is not qualified to advise you in these matters either.

As You Can See There Is Very Little Difference Buying Privately

The only difference in buying privately is instead of an agent marketing our property, we are spending our own money to market the home and our own time to meet with you to show you around and answer your questions.  Who better to ask questions about the property than the person that’s been living here for 30 years?

We understand you may apprehensive about purchasing privately, but rest assured you have access to the same level of protection in a private sale as you do in an agent-driven transaction.
